Great Dwellings, The DC Area’s premier Short-Term Rental Management firm, seeks a special Maintenance Technician/Service Manager Assistant to join our growing team. We seek someone in DC or close-in suburbs as you will travel to properties concentrated in the District. This opportunity will provide an invaluable education and experience within the Short-Term Rental (Airbnb) industry.

Job Description

In general, you will inspect, maintain, and make small/medium repairs to the countless properties in the area. Specifically, you will perform maintenance or handyman tasks, including basic to mid-level Electrical, Plumbing, HVAC, painting, etc.

Hours

• Regular hours with limited after-hours work.

General Responsibilities

• Inspect properties to ensure they are functioning and meet company standards.
• Perform repairs and maintenance as needed to meet company needs.
• Complete repairs in a timely manner that serves company needs. This may include direct repairs, working with contractors and other team members, and ensuring a successful “hand-off” as needed. “Closing the Loop”.
• Communicate with contractors to resolve issues in a timely manner.
• Properly fill out work orders and reports, detail issues, and take photos as required.
• Maintain excellent communication with the team and supervisor.
• Occasionally move trash bins, do minor leaf cleaning, etc.
• Transport tools, supplies, and occasionally boxes from site to site.
• Manage some supply inventory and communicate adjustments.
• Exhibit pride in your work.

Direct Skills

• Perform basic level work on electrical equipment (replace outlets, light fixtures, check/flip breaker).
• Perform basic level work on Plumbing (changing fill valves, installing toilets, changing faucets.
• Perform basic level work on Hardware (installing Wi-fi locks, fixing doors, repairing furniture, etc.
• Perform basic minor painting and plastering, as well as other handyman skills.
• Perform basic level work on HVAC (change thermostat, clear condensate line, change run cap).
• Basic knowledge of using apps, routers, Roku, etc.
• Good communication skills to advise guests, direct contractors, and inform staff clearly and concisely.
• Possess basic tools and equipment for the tasks required.
• A reliable vehicle. Occasional transport of supplies and boxes should be expected.

Requirements

• Reliable vehicle and valid license/insurance.
• Basic hand tools, including battery-powered drill/saw, that are in line with experience.
• A reliable phone that can utilize and access apps and photos.

Schedule

• 8-hour shifts
• Monday to Friday
• Occasional overtime
